Facebook today filed to go public in a bid to raise $5 billion with a mammoth stock offering.

Facebook's IPO has been eagerly anticipated as a defining moment for the latest Web investing boom. The social-networking company, with more than 800 million members, has redefined the way millions of people worldwide interact and share information on the Internet.

A Facebook valuation of roughly $100 billion would rank the company just below McDonald's, which is currently 25th, at $101.5 billion, says Howard Silverblatt at Standard & Poor's.It also detailed its financials for the first time. In 2011, the company's net income rose 65% to $1 billion. Its revenue rose 88% to $3.7 billion. Facebook is also spending more, with expenses more than doubling to $1.96 billion last year.Facebook also revealed that it had 845 million monthly active users as of the end of last year, a 39% increase from a year ago. The daily active users totaled 483 million, up 48%. Monthly active users who accessed Facebook on mobile devices totaled 425 million, up from 350 million in September. Facebook gets 2.7 billion likes/comments and 250 million photos a day.

So... who owns Facebook currently?

Facebook was forced to file to go public because it ran up against the limits of the 500-shareholder rule. Private companies with more than $10 million in assets are required to file detailed financials with the Securities and Exchange Commission once they exceed 500 stockholders.

What if HANG TUAH was a Chinese?

A random thought on Hang Tuah. Mmmm......

I had an interesting conversation with a friend earlier on the history of our country, its authenticity, myths, legends, truths, and so on and so forth. We spoke about Hang Tuah and Malacca. Well, something just crossed my mind.....

WHAT IF HANG TUAH WAS A CHINESE? Perhaps this would be how it was. Here's a random story of how I think Hang Tuah would be, if he was Chinese.

Once upon a time, there was a warrior by the name of Hang Too Ah. He probably looked like Jackie Chan on the right. LOL. He practiced kungfu, and in fact, he was so good that Sultan Mansur Shah of Malacca made him the laksamana. Hang Too Ah, or better known as Too Ah, practised various types of martial arts - most notably Wing Chun, and he was believed to have also mastered various Japanese martial arts too. =)

Too Ah was famous for his loyalty to the Sultan, and always accompanied the Sultan to wherever he would go. The ruler of Majapahit gave him a sword called Taming Sari. Hang Too Ah was the oldest of 5 brothers - with the rest being Hang Chee Bat, Hang Kah See Too Lei, Hang Lek Kiu, Hang Lek Kay. It was also rumoured that the one of the Sultan's wife, Hang Li Po is Hang Too Ah's sister. =P

Hang Too Ah was a very famous warrior, and caused the jealousy of many people, including his own brothers. His own brothers were fighters too, and they too mastered the skills of Wing Chun and were rather good too. However, Too Ah's popularity grew too great for his own good - rumours of Too Ah's affair (see picture on left) with one of the Sultan's stewardess got the Sultan angry, so he sentenced him to death without trial. The Bendahara however, hid Too Ah somewhere outskirts, perhaps it was somewhere at Kuala Lumpur near the Imbi/Pudu area (where the current Jalan Hang Tuah is...). His very own brother, Chee Bat was devastated, thinking Too Ah had died - so Chee Bat rushed into the palace, killing many other guards (they were no match for Chee Bat!). Chee Bat was very powerful, and he got the Sultan running off from the palace.

Chee Bat enjoyed a brief spell as the invincible ruler of the palace - taking all the women and money and beer that he could. The Sultan was worried, and the Bendahara told him that the only man able to stop Chee Bat was Too Ah.

Too Ah was recalled - and Too Ah was engaged in a massive fight with Chee Bat. While Djokovic took close to 6 hours to beat Nadal in the final of the Australian Open, Too Ah took almost seven days to beat his brother, goes on to show how good his brother was. Too Ah won the fight, and the Sultan's trust in Too Ah was restored.

A few years later, Too Ah was ordered to go kao a princess who sits on top of a mountain. This lady, Princess of Gunung Ledang agreed to marry the Sultan - but only if he satisfies a series of demands... (mmm women!). The list included a golden bridge from Malacca to the top of the mountain and bla bla bla.... long list, a super long list. Too Ah knew it could not be met, so he set himself into exile....

SO... here's that random thought, and a random funny story.

The above story is PURELY a story only, not meant to mock or provoke anyone or whoever. It is to illustrate how random I can be, and how much I like Jackie Chan in movies. Jet Li too. =P

Yes, I am talking about Paul Scholes. It has been awhile since I last wrote a post on football, and I thought, since I am running out of ideas for a proper blog post, why not have one to dedicate to one of my favourite players ever, in my favourite club? So... this post will be about Paul Scholes.

What's so special about Paul Scholes? He has been a one-club man - making his debut for the Red Devils back in 1994/95 season, the dreadful season when Eric Cantona received his 9 month ban. He made it big the following season in the 1995/96 season, and went on to win 10 Premiership titles, 3 FA Cups, and well, 2 UEFA Champions League medals. He has made over 670+ appearances for United - and he officially retired last season, only to return 3 weeks ago.

If you ask me who is the best midfielder ever to play for Manchester United - no, it is not Cristiano Ronaldo, nor would it be Roy Keane. It would have to be Paul Scholes. =)

The Ides of March - Movie Review.

Have you ever wondered what goes on behind the scenes of a Presidential election campaign?

The Ides of March is a 2011 American political thriller film directed by George Clooney from a screenplay written by Clooney, along with Grant Heslov and Beau Willimon. The film is an adaptation of Willimon's 2008 play Farragut North. Interestingly, I never knew that George Clooney directed any movies... so well, this, was an interesting movie. =)

The film received positive reviews. Rotten Tomatoes reports that 85% of 190 critics have given the film a positive review, with a rating average of 7.3 out of 10. Well.... if you ask me, I liked the movie a lot, and I would highly recommend it.

Go on, go watch it... as for you girls out there, yes, Ryan Gosling is in there. LOL.

Nowadays, everything is also about hybrids already.... ahahahaha....

...and well, that includes Lycans and Vampires... I am talking about... UNDERWORLD: Awakening.

I read some of the descriptions of the Underworld movie series - it was supposed to be a trilogy, and hahaha... this is actually the 4th one already. Anyways, Kate Beckinsale puts up quite an awesome performance (or perhaps she is just damn hot...). This is definitely one of the better vampire movies; definitely better than Twilight hahaha.

Go on, go watch it. The movie is rather short though, about 85 minutes only. =P

Chinese New Year starts with the New Moon on the first day of the new year and ends on the full moon 15 days later. The 15th day of the new year is called the Lantern Festival, which is celebrated at night with lantern displays and children carrying lanterns in a parade. The Chinese calendar is based on a combination of lunar and solar movements. The lunar cycle is about 29.5 days. In order to "catch up" with the solar calendar the Chinese insert an extra month once every few years (seven years out of a 19-yearcycle). This is the same as adding an extra day on leap year. This is why, according to the solar calendar, the Chinese New Year falls on a different date each year. This time - they have opened at e@Curve. Located on the same floor as Library, this Din Tai Fung is rather spacious, perhaps almost or maybe even bigger than the Din Tai Fung at Pavilion. =P

Cant find it? Just spot for these Chinese words on the wall.

With a spacious setting, and their usual furnishing, Din Tai Fung offers you a very homely feeling when you dine here.

Okay... time to dig into the menu....

SO.... apparently, we ordered 70% of the menu. LOL.

Here are some of the appetizers... they have quite an array of appetizers, which includes the pickled cucumber, spicy jelly fish, stewed beancurd with honey sauce to mention a few...

...and of course, you have to try out their deep fried shrimp pork wanton. =)

...another interesting delight is the Taiwanese century egg. Yummmyyy.....

We ordered all the xiao long pao that they have - including the crabmeat as well as their best pork xiao long pao. Also on display here is their dumplings..... If you like their xiao long pao, you will definitely love their dumplings.

Go for their special mango shrimp roll, as well as the Taiwanese spring roll too...

Feeling adventurous? You could order the mango roll, the pumpkin prawns, their baby green beans, of course, their signature Truffle Xiao Long Bao... and the chicken soup too! =)

You have to order the one on the bottom left - PORK CHOP!!! =P Together with their signature la mian, Din Tai Fung serves some very good la mian - and goes best with... well.... pork chop!

I ordered my favourite fried rice - which is one of their signature dishes...

Employers are increasingly faced with the problem of employees wasting their time on Facebook and other social networking websites during office hours.

“Many companies have blocked their employees from accessing Facebook in the office, but this measure is not always effective as many of them can still access the website on their smartphones,” said Malaysian Employers Federation executive director Shamsuddin Bardan.Although most employers wanted to stop employees from chatting or playing games online, he noted that companies in fields such as entertainment and media needed to access the social websites to keep up with the latest trends and news.

How the problem of time-wasting on websites was handled depended on “the nature of business” of the companies concerned, said Shamsuddin.He added that young people might not be interested in working for companies which were too strict and did not allow them to log on to Facebook.

MCA Public Services and Complaints Department head Datuk Michael Chong said that Facebook users were “inviting trouble” if they constantly updated their status with information on their whereabouts and what they were doing.“There are young girls who even update their status to say that they are going to take a bath,” he said.He added that 14 female Facebook users had reported to the department that they were cheated and blackmailed last year.

In Time - Movie Review.

In Time, previously titled Now and I'm.mortal, is a 2011 anti-aging dystopian science fiction-thriller film starring Justin Timberlake, Amanda Seyfried, Cillian Murphy, Olivia Wilde, Alex Pettyfer, Johnny Galecki, and Vincent Kartheiser. The film, written, directed and produced by Andrew Niccol, was released on October 28, 2011.

Well.... Justin Timberlake does quite a good job in his role. Constant running, the kancheong-ness, basically, it is quite a thriller to watch. I watched it last night on blu-ray DVD, and it was a good movie. =P

It also stars Amanda Seyfried - best known for her role in Mamma Mia! and Red Riding Hood.

The Hangover Part II - Movie Review. =)

Watched this awhile back, and since the 'clear' versions of the DVD are already out in the DVD stores, I thought I might as well blog about this. =)

The Hangover Part II is a 2011 American comedy film produced by Legendary Pictures and distributed by Warner Bros. Pictures, and a sequel to 2009's The Hangover. Todd Phillips directed the film in addition to co-authoring the script with Craig Mazin, and Scott Armstrong. The film stars Bradley Cooper, Ed Helms, and Zach Galifianakis. The Hangover Part II tells the story of Phil, Stu, Alan and Doug as they travel to Thailand for Stu’s wedding. After the bachelor party in Las Vegas, Stu takes no chances and opts for a safe, subdued pre-wedding brunch. However, things do not go as planned.....

They go to Bangkok, and well.... just like the original Hangover, they get into some massive mess. =P

I preferred the original Hangover better - as Part II tends to be rather draggy, with similar plots to Part I.

But nonetheless, it is still a rather good movie. So... just head on to grab the DVD and watch it ya.

Recently, there was a *new* OverTime that opened up - this time it opened at Wisma Fiamma at Bandar Menjalara. =) ....and well, I was there to check out the place. Parking was considerably easy as you could park across Wisma Fiamma - where the Kepong Village Mall is. =)

As usual - we had their signature dishes.... and their roast pork... is one of the better ones that I have tried.

They had other delicacies too....

...and importantly, the STARKER beer. =)

Yes…. He is the LUCKY 3rd winner of the “My PROTON Makeover” programme. =)

35 year-old Norzamzarini, a Muar boy, is the third recipient of "My Proton Makeover" and will have his 1996 Proton Iswara Aeroback reworked by the R3 unit of PROTON's Motorsports Department. The red Proton Iswara Aeroback 1.3 that will receive special treatment from PROTON's R3 unit was a second-hand purchase by Norzamzarini in 1998.

The previous winner - 24 year-old engineer Sashideran Radha Krishnan from Klang, who was selected at the end of October, had his 17 year-old Proton Wira made over by the R3 unit. My Weekend with the BCard. =)

What a view for a nice Saturday morning. =P

It was a random Saturday morning - the golfer me decided to check out what BCards had to offer - and since Bukit Kiara's driving range was closed, I brought the Devil out further to Kelab Darul Ehsan in Taman TAR for a random 9 hole golf session. =)

Voted as Malaysia’s best 9-hole golf course, the impressive Kelab Darul Ehsan golf course features a stunning 9-hole golf designed by the US-based Ronald Fream Group. Set on 65 acres of land, the course is flanked by towering vertical walls of rocks amidst a verdant row of trees. Whilst the surroundings may seem to be secluded from the world, far-off, the landscape is dotted by houses of nearby neighbourhoods, creating a sense of familiarity immediately.... well, the weather was also very good that morning. =P

HAPPY GOLFING!!! =P

Depending on which package you take - the course green fees ranges from about RM65 to about RM140. If you want just some practice, you could check out their driving range. A unique feature at Kelab Darul Ehsan is their two tier driving range with 40 bays where 'floaters' are used as a practice balls because golfers hit into pond where the distance marker have been placed to indicate varying lengths.

The Kepong Village Mall was opened sometime in 2010 - and I admit, I only just checked out the place last week. The mall has TESCO as its main anchor tenant - and together with it, there's also A&W, KFC , apparently the Adidas Factory Outlet, Focus Point, Popular, Pet Family, Celebrity Fitness, Subway, Watsons and a lot more. =P

I think the place does seem to be quite a neighbourhood based mall - and with recent openings of OverTime across the road, I think the Kepong Village Mall will slowly get more exposure in the months to come.

I have always been a pork burger lover - and in fact, I used to run a little group called #No1PorkBurger - in search of the best pork burgers in Malaysia. If you were to scroll down a bit and see the column on the right - you'll find some pictures of the best pork burgers that I have tried - and the names would include Andes BYO, El Meson, The Meat Experts... and so on, and for the adventurous, d Legends Bar also has an awesome chili padi pork burger. =)

Recently, the Devil tapao-ed this pork burger for me - from Wallop Pork Burgers at SS2. It is near the Cheow Yang area in case you wondered. The pork burger was.... well, very much above average. Highly recommended, and a must try. =P

This is just going to be a random post =)

This used to be one of my favourite places for some good old shabu shabu - buffet style - but havent been here for quite awhile now. Went back there recently - and well... had a good feast. =P Shabu-shabu at this Restoran Shabu Shabu in Bandar Puteri is very much like eating lok lok, minus the standing and sitting by the roadside, and the risk of getting run over by some cars and so on... and importantly, the price is fixed, all you can eat for RM30 nett per person - seems rather fair. =P

Property Outlook 2012.

Back in July this year, I wrote a little post on The Residential Property Market and Sector – and I had mentioned of a fair outlook for 2012. In comparison to 2011’s figures, I believe that the developers would be seeing fair growth numbers as the property markets cool down a bit. But – as I said before, I still think that 2012 will be a good year, just without the super impressive growth rates. In general, I believe that the property market would be expected to be moderate in 2012.

The Summary

I would love to say that the Malaysian property markets are not affected by the global economy; but the truth is, we do have quite a number of international and foreign investors – and our market will be affected for sure. However, I also believe that the markets, although affected – it would not be as bad as in 2007/2008 during the US subprime crisis. A lot will depend on how the European debt crisis comes out, and how many countries actually go ‘down’.

Despite the global economic slowdown, the economic situation in Malaysia is still rather bullish – especially with the rumours of the next general election happening in 2012. With various Government mega projects and incentives coming out, the property and construction industry has experienced and will continue to experience a further increase in labour and building material costs. As the mega projects are being rolled out – building material speculators have resulted in profiteering – pushing up material prices in view of an increased future demand.

Like I have said before, if you are able to find a property in Klang Valley – say 750 sq ft that sells at about RM 250,000, and assuming it is a genuine developer – go ahead and buy it. By the early 2013, I believe the prices of apartments and condominiums would have increased by at least 10% - which means the average medium cost homes would cost about RM 280,000 at least.

A lot of investors are concerned of a potential property bubble. The truth is – I believe there will be no bubble in Malaysia. Our markets are able to sustain the developments around – the only worry would be an oversupply situation. But bear in mind this – the prospect of an oversupply situation is suppressing the prices of properties in Malaysia. If there was an under-supply situation – surely prices would have start shooting up now.

In summary – I believe that 2012 will be a good year in general – and I would expect the market to be stable. There should not be a sudden increase or drop in prices – and property asset capital appreciation would be expected to be stable, rather than a windfall. Yields – should be the main driver of property investments; and in my opinion, property rental yields should come down to hover at about 2.5% - 3% to give a better indication of the current situation.

Even if 2012 turns out to be not so good for many industries, the property sector should still be good. Where there are risks, there will be opportunities. In a down market, investors would be going out to spot for the opportunistic deals – the ‘fire sale’, auctions, and basically below-market-prices. These would be the properties with high capital appreciation potential.

Residential Sector Outlook

If you ask me, I have always been bullish about the Malaysia Residential Property sector. As long as the speculators do not go overboard, the residential sector is always very encouraging. I was born in the early 1980s – which is part of the baby boomers generation which sparkled since late 1970s. Today, those born during the baby boomers era would be having their own families and going out to buy their own properties. I firmly believe that Malaysia has one of the fastest growing working population in this part of the world – as the general population is still very young. According to statistics, more than half of our country’s population is below the age of 30.

Of course, the main question is… what is the 2012 prospects of the Residential Property sector?

Firstly, you should read this post that I wrote previously about The Biggest Errors People Make When Investing in Properties. I had divided properties into 3 different categories.

The Chinese kopitiams that serves the regular chicken rice and char kuey teow - and generally RM6-8 per meal - is similar to properties in the range from RM300,000 downwards
The bak kut teh joints, with meals from RM20+ per person, relates to properties in the range from RM500,000-RM700,000
The restaurants like Oriental Pavilion or Ah Yat, meals ranging from RM40+, relates to properties from RM700,000 to just above RM1mil. =)

I had mentioned that the bak kut teh type of properties are amongst the safest, as it caters to the mid range market, and becomes the bridge between the cheaper and the more expensive, ideal for upgraders as well as the downgraders.

Just remember this – your Rental Returns (%) has to be of a realistic figure. I have said this before, and let me reiterate once again. I had mentioned that a lot of properties in Klang Valley are not fetching yields of 8% like how they were previously. Here's my reply to that... YOU ARE RIGHT! If you could get a property that fetches you a 8% yield, by all means, dont ever sell it - at least not yet.Based on the recent research and feedback from various agents, it seems like a lot of properties in Mont Kiara and KL area are fetching yields of 4-5%, which in my honest opinion, is very good. If you ask me now, any yields above 3% is a good deal.

What type of residential properties to invest or to buy? Any underpriced property in a prime location with a good yield would be a good buy. Vague, isn’t it? A specific type of property would be to get a landed property – be it a linked, or a semi detached or a bungalow, landed properties usually cant go wrong. Choose from Damansara Jaya, Damansara Utama, Bandar Utama, TTDI, Bangsar, Damansara Heights, Setia Alam, Setia Eco Park, Damansara Indah, Ara Damansara etc etc… all these are established neighbourhoods with plenty of good landed properties to choose from. Oh, I also noticed plenty of areas with Damansara too… LOL.

As for high rise properties – it is always a challenge to find the best deals. Do note that collectively in Klang Valley itself, there are over 25,000 units of high end condominium. I do not have the breakdown figures of units for lease and for own use – but I would say it is probably in a 50/50 balance.

The Capers by YTL.

Based on what I see, a common trend in the residential sector is the emergence of smaller unit sizes. Developers are creating smaller, and hence, more affordable units to cater to the market. Looking at what S P Setia did for Setia Sky Residences, what YTL did for The Capers and the Empire Group’s developments in Damansara Perdana – I noticed a major increase in demands for smaller units. Setia Sky Residences Block C and D were originally of larger sized units – but were converted and changed to smaller units after they witness the demands for those types at Block A and B. The Capers at Sentul East, achieved 100% take up rates at about RM600 psf, setting a new benchmark in the area.

Empire? Do I need to mention more?

Commercial Sector Outlook

While the residential sector remains encouraging, the commercial sector may seem a little gloomy – but that means there are plenty of opportunities! If you look at the 2011 statistics so far for the office markets – rental and occupancy rates were stable, and were slowly trending downwards as well – due to many new completed office buildings.

According to records, there are over 60 million sq ft of office spaces in Klang Valley itself. There are many newer commercial developments coming up, increasing the supply. But as far as many concerns of an oversupply situation, I think this would not be the case. Instead of worrying, we should be excited about what the owners of the older buildings do, how they refurbish and who else comes in as tenants next!

Avenue Crest, Shah Alam.

Like how I said before, the race now is for sustainable commercial developments. Newer projects are going for LEED, BCA Green Mark or GBI certifications to be a certified green building – on top of utilizing CONQUAS21 and QLASSIC to benchmark their quality. Some are even getting MSC Malaysia status to attract more tenants. Some of the newer and refurbished commercial buildings include 348 Sentral (LEED Gold), Intermark (MSC), Integra Tower (LEED Platinum), Bangunan Lestari EMKAY (LEED Gold), Menara Worldwide (GBI) as well as Menara Binjai (GBI and BCA Green Mark).

The commercial property sector would require some time to digest some of the new proposed mega developments in the KL City Centre itself. Together with the mega projects such as the Bandar 1Malaysia, KLIFD, the Warisan Merdeka development, Naza KL Metropolis at MATRADE and so on, my interests also lies in 2 very interesting developments – one would be the Pudu Jail Redevelopment at the end of the Bukit Bintang Shopping District; and the other would be the Tradewinds Centre – the redevelopment of Crowne Plaza Mutiara and Kompleks Antarabangsa. If you add all the above up, together with the new MRT, and the RRIM land at Sg Buloh – the cumulative total of projects in the Greater Kuala Lumpur New Key Economic Area (NKEA) would amount to over RM 81 billion.

Strata titled type of office projects were also well received. If you look at the office developments such as UOA Bangsar, Q Sentral at KL Sentral, KL Trillion at Jalan Tun Razak, the takeup rates for these ‘office suite’ type of projects are also looking good. In fact, this positive outlook was also one of the main reasons why I have decided to go ahead with my company’s Avenue Crest Office Suites project at Shah Alam. The target markets for these smaller office suites are similar to the medium cost residences – the upgraders and the newbies. During bad times, there are always those who lost their jobs and decided to start a new business instead – and they would be on the look out for small office suites to house their operations. The upgraders would be those who are currently in shop offices and shophouses, and want a more proper business address for their business. And of course… lets not forget the downgraders as well…

Other Major Catalysts

I believe that in the next 7-10 years, the Malaysian property industry is expected to remain robust. The Government continue to add sweeteners here and there to impress us further – and for those in the industry, they would love all these new additions to the sector. There are quite a number of major catalysts – I would like to sum it all into a few here.

The MRT alignment.

THE MASS RAPID TRANSIT (MRT)

The MRT system, has been announced by the Government – with an estimated cost of about RM 50 billion. The system is expected to address the poor public transport system in Klang Valley – and would be completed by 2020. It is forecasted to increase utilization of public transportation by at least 40%.

The MRT would link all the new and major development areas in Klang Valley together. If you look at the alignment – I like the idea that the MRT is able to bring the human traffic from Kota Damansara and Bandar Utama (where there are a huge population), into the city centre and onwards towards Kajang etc. It also passes through a major shopping centre – One Utama – indirectly able to reduce the congestion on LDP.

Further to that, I believe the MRT can only bring positive impact to the property sector. Property prices will move up for sure. In my opinion, the impact would be even greater when seen at existing properties and the secondary market. This is because the MRT is passing through already established and well-populated areas.

THE MEGA PROJECTS

The 3,000 acre RRIM Sungai Buloh project may be a huge RM 10 billion project – but I think the impact that it has will not be in 2012, but perhaps starting 2014 onwards and throughout til 2025 or so. Developments of this scale takes at least 10-15 years to mature – hence, the impact it has on the market would be rather speculative. The Sungai Besi airport redevelopment, or codenamed Bandar 1Malaysia – would probably take at least 3-5 years before it has any immediate impact on the market.

One should be more interested in the KL International Financial District instead – due to its proximity to the city centre. The KLIFD is developed by 1MDB – and is expected to have a GDV of at least RM 26 billion. Filling up spaces at KLIFD has been made easier – especially when the Government is offering special incentive packages to attract investors to the KLIFD. KLIFD is expected to have about 8 blocks of 35-50 storey serviced apartments, at least 3 blocks of hotels, at least 12 office towers (of which one would be 80 storeys), and a massive shopping mall on its podium.

The Proposed RM 6 billion Pudu Jail Redevelopment.

Elsewhere, the RM 5 billion Warisan Merdeka development, developed by PNB is expected to have Malaysia’s tallest building. Looking at it, this development, together with the RM 6 billion Pudu Jail Redevelopment, codenamed the Bukit Bintang City Centre (BBCC), are likely to have some major announcements by end of 2012 – and this would have quite an effect on the KL Property markets.

Hotspots for 2012 and beyond

Back to everyone’s favourite question – where is the NEXT HOTSPOT for 2012?

KL’s hottest property hotspot still belongs in the KLCC vicinity. Most of these places are filled with high rise and high end developments, including Jalan Ampang, Jalan Binjai, Jalan Stonor, Jalan Yap Kwan Seng, Jalan Sultan Ismail, Jalan Pinang, Jalan Perak, Jalan Kia Peng… and of course, Jalan Bukit Bintang – amongst my favourites!

Looking beyond the KLCC region, my personal favourite is still Bangsar. I personally think that Damansara Perdana and Mutiara Damansara has plenty of potential – but it is starting to look overcongested and oversaturated over here.

The KLCC City Centre.

Mont Kiara – everyone’s favourite hotspot, had slowly drifted out of the investors’ radar due to the lack of expatriate based tenants offering exorbitant rental prices. However, I believe now is the time to jump back into Mont Kiara – when the markets there are slowing down, now is the right time to jump back in.

Cyberjaya remains my long term hotspot. I believe it has plenty of potential for your investments to grow, while still being rather cheap. It is on the uptrend though, so you might want to snap up some properties there before it gets too expensive. With the MEX highway, Cyberjaya is only a good 15 minutes (or to some slower driver, about 25 minutes or so) away from KLCC, perhaps reaching there faster than if you are coming from Petaling Jaya.

The other locations???

Like I mentioned, Old Klang Road / Kuchai Lama and OUG areas are existing matured neighbourhoods that I would put my money on, KL South area would need more time though. As for Setapak / Wangsa Maju area - the potential is there, but nothing great about it. Rental yields there are good because of the TAR College students though. I see a lot of potential in Kelana Jaya as it still has certain small tracts of undeveloped land.

As for Subang Jaya and USJ... I think lets not look in this direction yet. Subang Jaya, USJ, and its new fringe townships Putra Heights as well as USJ Heights represent a massive area to be developed - and I'm just hoping it wont become a situation of oversupply here. As for Seri Kembangan area - plus Balakong as well - there is some potential here as well. This place should also enjoy a good 20-25% appreciation over the next 1-2 years. Sentul has been a location that I havent touched on - but it has plenty of potential too.

Due to the extensive work put in by the jailbreak community, we’ve the luxury nowadays of a tether-jailbreak being released simultaneously to the update, and Apple’s latest and greatest version of iOS is no exception.

Those of you who have – or are planning to – upgrade to iOS 5 might be pleased to learn that it can be jailbroken (tethered for now), allowing you to add all of those hacks and tweaks you know and love.It has been queried on numerous occasions, with Apple going the whole nine yards in terms of updates, as to whether there would even be any need to jailbreak anymore.

After all, unless you’re simply stealing apps and games, most of the Cydia tweaks regarding Safari, notifications, SMS etc have all been improved upon, right?Well, while the improvements may appease many into sticking with stock, it’s important to remember that there are some jailbreak apps that just won’t make it to the Cupertino company’s default software bundle. SBSettings is a prime example, bringing control of your iDevice’s vital features using a simple activation method. Thanks to the work of the iPhone Dev-Team, you can tether-jailbreak your iOS 5 device using Redsn0w 0.9.9b5 by following this simple tutorial.

Things to remember:

This will not work with iPad 2, nor the iPhone 4S.
This is a tethered jailbreak, meaning that it will require you to connect the phone to a computer running Redsn0w whenever you power up the phone.
As has been the case before, by pursuing the tethered route, if and when an untethered jailbreak does surface, the chances are you’ll have to restore in order to utilize it.

With that out of the way, let’s get started!

Step 1: Download and install the new iTunes 10.5 on your Windows PC or Mac. Connect your iOS device with your computer and make sure you make a backup of everything.NOTE: Those of you who rely on Gevey SIM or Ultrasn0w unlock should skip to “For Unlockers Only” section found at the bottom.

Step 2: Now upgrade your iOS device to the final version of iOS 5 using iTunes 10.5 on your Windows PC or Mac. Download links for final version of iOS 5 can be found here.

Step 3: Download the new Redsn0w 0.9.9b5 for Mac or Windows.

Step 4: Click on the “Jailbreak” option, select “Install Cydia” and follow the onscreen instructions to enter DFU mode. Once you’re in DFU mode, Redsn0w will perform the jailbreak (without having to have you select the IPSW file manually! YES, the new Redsn0w can fetch all the required files automatically from Apple’s servers).

Booting into Tethered-Jailbreak Mode:

Step 5: Once you’ve installed Cydia, you will need to boot the device into a tethered jailbroken state. Go into DFU mode, and then in “Extras”, opt for “Just Boot”. Redsn0w will subsequently boot your device as tethered. Note: Due to the nature of this jailbreak, you will have to repeat this booting sequence every time you wish to reboot your device.

Nestled amidst the lush greens of a plant nursery, Coffee In Love Café is the ideal spot for your coffee break. The Devil wanted to bring me here a few weekends ago, but too bad it was closed. Do note that they have got some weird opening hours too - they close rather early. =P

You'll probably miss the place - so you need to spot out for this sign. =P

The entrance to the cafe; as though you are walking into the jungle...

The seating, the tables, the ambience... makes you think you are very far away, when you are in fact, in Hartamas.

An iced cold latte, or better, go for their specials! =P

This week, let me introduce you to Jorge Lorenzo Guerrero. Or better known as Jorge Lorenzo - Jorge is a Spanish professional motorcycle road racer. He is the 2006 and 2007 250cc World Champion, and the 2010 MotoGP World Champion. He is currently a rider in the MotoGP Class, on the Yamaha Factory Team. Jorge Lorenzo is well known for his celebration antics, which have become more frequent over the 2010 season. These have included Lorenzo imitating a spaceman, and Nintendo's Mario Brothers making an appearance at the trackside.

New Year's Eve - Movie Review.

New Year's Eve is a 2011 romantic comedy film directed by Garry Marshall. Like Valentine's Day, Marshall's previous film, it depicts a series of holiday vignettes of the state of several romances.

Watched it last week, it was a good and funny movie. =)

Lea Michele - looking hot in the movie. =P

Despite the negative reviews, I think the movie was not bad. The film has received mostly negative reviews from critics. It has a score of 22 on Metacritic, a "generally unfavorable" score based on 30 reviews. New Year's Eve has an 7% rating on Rotten Tomatoes based on 120 reviews.

Apparently, this guy is cute worr hahaha... Zac Efron. =)

This is going to be a quick post. =)

Nestled in the hidden part of The Strand Kota Damansara - lies a pub/bistro called Beer Belly.

This place is quite alright; the ambience is very much like most pubs - but at least here we can share a conversation without shouting across the table.

They do serve Tetley's on draft - which is rather rare. =)

Although the food may not be ideal to go with the beer, they do have a good variety of pub food.

My favourite would be.......... oh wait, I was disappointed with the food though. (cos got no pork I guess...)

A good mention would be the marmite chicken wings. =)

If you know where the Artisan Gallery is, then it would be easy. The coffee place is under a tree, nestled in between some single storey structures, giving you the cosy feeling of a countryside coffee, but just minutes from KLCC.

The prices are rather competitive, and I would suggest you to go try it.

I would recommend that you go try it NOW, before it shifts at the end of this month to TTDI, apparently on the same row as Sids/TDH etc etc. If you love your coffee under some trees and so on, you probably cant get any closer to that than this. =P

This time round, the Devil brought me to this place at Solaris Dutamas. It is at Block A1, opposite Ichiban Boshi (that is, if you know Ichiban Boshi is...). It is upstairs, facing the open stage area at the publika mall.

If you ask me, I would hope that they serve pork here; but unfortunately, just like La Bodega, they don't.

GUINNESS® has had a long association with good times and great food. This year, building on this heritage, GUINNESS® teamed up with Masterchef Adam Liaw to create some very special GUINNESS®-infused dishes. Adam’s mouth-watering dishes were made available to the public at the party for the first time ever. Consumers were also seen digging in to the special Christmas dishes and pairing them with the free flow of GUINNESS® pints all night long. On top of that, consumers were also able to dig into some mouth – watering signature dishes from El Mesón’s very own international chef – Fernando Tabernero.

Yes, he is Ben Spies, also known as "Elbowz" due to his riding style where his elbows protrude outward, is a professional motorcycle racer, who had previously won the Superbike World Championships, and is currently in the Moto GP.

Anyways, for all you motorsports fans in Malaysia - especially those Moto GP fans - PETRONAS has some awesomeee stuffs for you guys! How Much is a Male Worth?

Okay - this post may sound a little chauvinist - but then again, dont look at it that way ok. Instead, take a good laugh at it - and tell me what you think.

I had a little discussion on this with Mr Joe - comparing the value of the male, versus the value of the female. The female's chart would look vastly different as compared to this, if there are enough response, I may just do a post on that LOL. Anyways, my friend Mr Joe is a male - so this post is to tell all the males out there who are aging (like yourself and myself), that age is NOT just a number - it adds value instead. =)

There are many stages of a man's life - I would summarize it to just a few stages, comprising at different ages. If you look at Stage A - that would be at 0 years, the year you were born. When you are just a few months old, you'll find that your value is exceptionally high, with some higher than most others, and so on. At Stage A, you'll realize that your parents love you (new item marrr...), and when you go out, hot chics around come to you and play with you... "awwww so cuteeee" and "awwww he's so adorable isnt he?" would be the common lines that you'll hear, but probably too young to remember.

At Stage B - that would be when you are 10 years old-ish. It is the time when you are running around the most, your hands are 'itchy' - you go around touching things, and perhaps, it is also the age where your parents would smack you and so on. This is the age that you'll probably cry most - making you the MOST annoying and irritating ever. =) At Stage C - you have just turned 18. (Look at guy on the right - he just left Stage B, and is entering Stage C) You are considered at the golden age. Girls from school look up to you - as you have left school already and joined college. You know, there are many girls out there who loves to date college guys... ahahhahaha... It is the time of your life - or so you think. You could go around, picking up chics as you like, the value would be there, and it would be recognized.

At Stage D - you are in your mid 20s. You have just graduated. Trying to find a job. When you find a job, you'll find that your seniors at work bully you. They make you go buy coffee. You are like their slave.

At Stage E - you are in your late 20s, about 28-30 to be exact (see guy on right). You probably look good too..... Your girlfriend of 5 years is pressuring you to marry her. You are on your way up on the career ladder. Your value is slowly increasing.

At Stage F - you are in your mid 30s. Life sucks for you. You have just got married. Probably got some kids too. Plenty of expenses, and probably stuck at home a lot. No money, no attraction, barely getting any attention.

At Stage G - you are in the late 30s. At the age of 40 - your value is considered to be tremendously high. Your wife of 10 years have just gave birth to you 4th child. Things are moving on slow at home - except for the kids running around. Career path has moved on very well, you probably just turned boss too. This is where your value is increased tremendously. Walk out - and the ladies flock to you. If you are married, even better - some ladies love married men in their 40s LOL. No commitment marrr..... Most of the men that I know in their 40s, are happy - they have a wife and 4 kids at home, and probably 3 girlfriends outside, drink beer every night and probably moreee... This is the time when the man is okay to have a beer belly, and yet still look attractive to the ladies.

At Stage H - once again you are turning broke. The kids are going to university and so on, and it might just be rather taxing on you. But need not worry... the time is coming up again.... At Stage I, you turn into your 50s (see George Clooney on the left). At this age, you are rather carefree, and stress free. Many people at your age are very happy-go-lucky. The money is there, and the ladies, the older ones especially like in their 30s, they go for the men in their 50s. Financial stability and maturity are what they are looking for - and this is the time where your life starts all over again...

So males out there - dont stress out if you are getting old. Your value will increase a lot as the time comes... =)
